The Pacificon Process
Whether you are looking to create your ideal commercial space or get your dream home out of your head and into the ground, Pacificon will work with you from start to finish.
1. LOOKING AHEAD
We begin by reviewing where you are at right now and look ahead to the steps you want to take. What do you want your future to look like in 5 years?
Our design team will walk with you as you determine your needs for the future. We will listen as you voice your wish list and “must haves” – along with some “would be nice to have’s”. As we merge your current needs with your future needs, together we can design the next steps in your business growth. Whether you’re looking to rework an existing medical clinic, restaurant, office or commercial business, or start with a blank canvas in undeveloped space, our team will stick with you for the duration of the tenant improvement process.
PHASE ONE – A DISCOVERY PROCESS:

2. DESIGN & PERMITS
Our experience in design-build projects in the Vancouver area will really help in the next phase of your project. We will handle all the documentation required for permit workflow, submit applications and obtain necessary building permits for the city planning department. Our team will interact with the City, and coordinate with inspectors and municipal liasons to make sure communication is clear and professional at every turn.

3. DEVELOPMENT & TENDER
Pacificon will develop the general look and feel of your space as we explore your concepts and revise them alongside you. Using our earlier design concepts (floor plans) we will generate sketches and design drawings to flesh out interior spaces, including furniture placement, lighting, finishes and colours. We will make these decisions in full consultation with you, revising and fine tuning until we arrive at the finished design concept.
We then migrate the design ideas onto a precise set of construction drawings before going to tender. Proper design drawings will outline every aspect of your intended design. Construction details will include everything from materials and finishes to millwork and custom fabricated pieces to ensure the space we envisioned together at the beginning of the process, comes to life – on time and on budget!

4. LET’S BUILD IT
In the construction phase, everything we have imagined takes shape. Sub-trades are busy working and our construction team is monitoring every stage to make sure every detail is taken care of. Regular site visits with our team will allow you to rest easy.

5. COMPLETION & MOVE IN
It took a while to get here but your dream isn’t a dream anymore. Your company now has a space that you can work in, and grow into over time. In this final stage final inspections with the city take place and client walkthroughs help us check off every box. Moving in is all you have left to do. Congratulations!
